AISD · $450–700KCentral East. Master-planned on the old airport. Walkable, parks, Thinkery museum, farmers market. New urbanist design. Great for families who want in-city living without suburban sprawl.
Steiner Ranch
LEANDER ISD · $500–900KNW Austin. Lake Travis access, community pools, golf course, trails. Highly rated schools. Gated sections. 30 min to downtown. The premium suburban family option.
Pflugerville

Belterra
DSISD · $400–650KSW Austin / Dripping Springs. Master-planned Hill Country community. New schools, pools, trails, splash pad. Growing fast. Dripping Springs ISD is excellent and getting better.
Brushy Creek / Round Rock
RRISD · $400–575KNorth. Brushy Creek trail system, community pools, sports leagues. Round Rock ISD consistently rated among the best in Texas. Good restaurants, easy access to I-35 and 183.
Westlake / Eanes
EANES ISD · $1.2M–3M+West Austin. The #1 school district in the metro. Westlake High is a powerhouse in academics and football. Hill Country setting. The most expensive but arguably the best schools in Central Texas.
SEC. 2 How to Choose
- Budget under $450K: Pflugerville or Cedar Park. Best value, good schools, growing areas.
- Budget $450-700K: Circle C, Mueller, Avery Ranch, or Belterra. Established communities, great schools.
- Budget $700K+: Steiner Ranch, Tarrytown, or Westlake. Premium everything.
- Want walkability: Mueller. It's the only truly walkable family neighborhood in Austin.
- Want land/space: Dripping Springs / Belterra area. Hill Country lots, newer homes.
