SEC. 3 What the numbers say
It is not overpriced. At $310 a foot against an area median of $325, it undercuts 13 of the 25 listings around it. At $249,000 it sits within a few hundred dollars of the 11-listing two-bedroom median of $249,500. And at 804 square feet it is larger than the 714-foot median.
It is still sitting. 167 days on the market against an area median of 98. It has been listed longer than 19 of the 25 comparable units. Cheaper per foot, bigger than typical, and unsold for the best part of six months is a combination that has a reason behind it.
The fee is the obvious candidate. $448 a month is $5,376 a year, which is 2.2% of the asking price annually and 26% above the $355 area median. On a monthly payment that fee is the difference between this unit and a cheaper-fee building at the same price. A buyer running the numbers sees it immediately.
That is a hypothesis from the figures, not a finding. It could equally be the single bathroom, the 1962 construction, the floor, or the parking. The point of the next section is that some of it is checkable before you ever walk in.
SEC. 4 What the county shows about the building
Travis Central Appraisal District, tax year 2026, carries 81 accounts at this address: 78 residential units, one common-area account for the condominium regime, and 2 business personal-property accounts — RESOLANA DESIGN and MOOLIC INTERNATIONAL INC.
- 7 owners are protesting their 2026 valuation. Individual protests are ordinary in Travis County. 7 out of 78 in one small building is a number to ask about, because a cluster usually follows a reassessment that moved.
- 11 accounts are held by an LLC, a trust or an estate rather than a named person. In a 78-unit building that is a meaningful investor and estate share. It affects who votes at HOA meetings and how often units change hands.
- 4 owners hold two units each. Concentrated ownership matters when a special assessment comes to a vote.
Owner names are public record at the district and are not reproduced here. Look up a specific unit yourself if you need to. Compiling 81 private homeowners onto a web page is a different act from checking one address.
SEC. 5 The numbering trap
The appraisal district numbers these units 1 to 78. The listing is advertised as unit 206. There is no TCAD unit 206 at this address.
So you cannot look up the tax account, the assessed value or the protest history of the unit being sold by typing its marketing number into the county search. Match on the legal description from the listing instead, or ask the agent for the property ID directly. Anyone comparing an asking price to "the county value" without doing that is comparing two different apartments.
The county numbering runs unbroken: every number from 1 to 78 has an account, so a missing TCAD unit is a labelling difference, not a vanished apartment.
SEC. 6 What to ask before offering
- The property ID for this exact unit. Without it none of the county data can be tied to what is being sold.
- The resale certificate and the last two years of HOA minutes. On a 1962 building this is standard diligence, not suspicion. The minutes are where a pending assessment appears before it appears anywhere else.
- What the $448 covers, and when it last rose. A fee a quarter above the neighbourhood either buys something the others do not have, or is covering something.
- Is the building warrantable? Investor concentration and a high fee both affect whether a lender will finance a unit here. Ask before you rely on financing.
- Why 167 days? Ask the listing agent directly. The answer, or the absence of one, is information.
- Reserves. What is in them, against a building of this age.
